Some Real Estate Investment Strategies
Buy and Hold: Buy property and hold it unchanged with the expectation that value will increase over time.
Land Banking: Buy a property long term. Make improvements that will generate enough income to pay for the cost the property. When property values reach the investor’s goals, it is sold or further developed. Examples would be to use the property for a self-storage business or a mobile home park.
Buy, Re-zone and Sell: A property is purchased in an area that will experience growth in the future. The zoning is changed to a more valuable land use classification. The new zoning makes the property more valuable.
Buy and Lease: The typical income producing real estate investment involves buy commercial or residential properties and renting them. In the residential market this now includes short term, vacation type rentals that work well in popular tourist areas.
Buy and Flip: Purchase a property, make some improvements and immediately resell it.
